Bulgaria Property Market 2026: Prices, Burgas and Tourism Remain Strong

New official data underline the continued momentum of Bulgaria's residential property market. Burgas is leading the major cities in quarterly price growth, mortgage lending continues to expand, and almost two million foreign visits were recorded in July.

Bulgaria's Property Market Continues to Show Momentum

The Bulgarian residential property market remains dynamic in 2026. According to the latest official data from Bulgaria's National Statistical Institute, residential property prices increased by 14.8% year-on-year in the first quarter of 2026 .

Compared with the fourth quarter of 2025, housing prices across Bulgaria increased by 6.2%. The figures confirm that demand for residential property remains significant despite the strong price development seen during recent years.

Official market data: Bulgaria's National Statistical Institute reported a 14.8% annual increase in residential property prices for Q1 2026.

Burgas Leads Bulgaria's Major Cities

The development in Burgas is particularly interesting for international buyers looking at Bulgaria's Black Sea coast.

Burgas recorded a 5.9% quarterly increase, the highest among the major Bulgarian cities included in the statistics.

Sofia followed with 5.8%, Varna with 4.0% and Plovdiv with 3.9%. This provides a positive market backdrop for the wider Burgas region and Bulgaria's southern Black Sea coast.

Mortgage Lending Continues to Expand

Data from the Bulgarian National Bank also indicate continued activity in the residential property market.

Residential mortgage lending reached approximately €19.0 billion at the end of July 2026 , representing an increase of 25.7% compared with July 2025 .

At the same time, the average interest rate on new housing loans in July 2026 was approximately 2.43%.

The combination of growing mortgage volumes and rising housing prices indicates that domestic demand remains an important driver of Bulgaria's real estate market.

Tourism Remains an Important Factor for the Black Sea Coast

Bulgaria recorded 1,979,743 foreign visits in July 2026 , according to preliminary data from the National Statistical Institute.

More than one million visits were classified as holiday and recreation trips. Germany alone accounted for 163,483 visits.

Total foreign visits were 1.2% below July 2025, but the absolute volume remains very high and highlights the continuing importance of tourism to Bulgaria's economy and its coastal property markets.

Strong visitor numbers are particularly relevant for Black Sea destinations because tourism supports restaurants, retail, services and the market for holiday accommodation. It can also contribute to demand for properties purchased for personal holiday use or rental purposes.

National and regional statistics provide useful market guidance, but every property should still be evaluated individually. Two apartments in the same resort can have very different long-term value depending on the building, legal status, operating costs and exact location.

The next major official update is scheduled for 23 September 2026, when Bulgaria's National Statistical Institute is expected to publish housing price statistics for the second quarter of 2026.

These figures will provide another important indication of whether the strong price growth recorded at the beginning of the year has continued into the second quarter.
