Georgian Property Market 2026: Prices Rise as European Tourism Reaches Record Levels
New data on property prices, construction costs and tourism show continued momentum in Georgia. For investors in Batumi, however, it is essential to interpret the nationwide figures correctly.
The Georgian property market continues to show positive price development in 2026. According to the latest official data from Geostat, the Residential Property Price Index (RPPI) increased by 4.9 % in the second quarter of 2026 compared with the same period of the previous year. Compared with the first quarter, the index recorded a further increase of 0.9 %. Prices included in the index are now 63.8 % above the average level of 2020.
Property Prices in Georgia Continue to Rise
Prices for new apartments included in the index increased by 4.8 % year-on-year, while single-family homes recorded an increase of 5.5 %.
Georgia's official RPPI currently covers only new residential properties in Tbilisi. The 4.9 % figure should therefore not be presented as a direct price increase for Batumi. Nevertheless, it provides important information about the overall development of Georgia's residential property market. Geostat has confirmed that it is currently examining whether the geographical coverage of the index can be expanded.
Construction Costs Are Also Rising
The latest data published by Geostat on 7 September 2026 show that Georgia's construction cost index increased by around 0.8 % in July compared with the previous month and by 4.3 % year-on-year.
Labour costs, transport, fuel and energy remain important factors influencing construction costs.
What Is Becoming Particularly Important for New-Build Projects in Batumi?
- Financial stability and experience of the developer
- Actual construction progress of the project
- Realistic and transparent payment schedule
- Contractually defined completion dates
- Construction quality and handover standards
For buyers interested in new-build apartments in Batumi during the construction phase, rising development costs make the financial stability of the developer, construction progress, payment schedule and reliable completion guarantees increasingly important.
Record Demand from Europe
The tourism sector also provides an important signal. Between January and June 2026, Georgia recorded a new record with 249,201 visits from the European Union and the United Kingdom. This represents an increase of 23.4 % compared with the same period of the previous year.
In the second quarter alone, 152,975 visits from these markets were recorded – 19.4 % more than in the corresponding period of the previous year.
This increasing diversification is particularly relevant for Batumi. A broader European visitor base can support hotels, restaurants, short-term rentals and the city's tourism economy as a whole.
What Does This Mean for Buyers in Batumi?
Batumi should continue to be analysed independently from Tbilisi. Significant differences can exist between individual property projects.
Factors such as location, sea view, developer quality, construction phase, hotel operator, management fees and actual rental demand can create significant differences between individual projects.
Outlook for the Batumi Property Market
The combination of rising residential property prices, higher construction costs and stronger European tourism creates a supportive environment for the continued development of the Batumi property market. However, careful evaluation of each individual project and developer remains essential.
