Professional handling from reservation to ownership
Purchasing property abroad should be transparent and secure. After the reservation, it is important to check the legal status of the property, prepare the right contracts, organise payment correctly and complete the ownership transfer according to local law.
In Bulgaria, the purchase is usually completed through a notary and registration in the Land Registry. Buyers can complete the purchase personally on site or through a lawyer with a notarised power of attorney.
In Georgia, especially in Batumi, the process is usually simpler and faster, but every project, seller, developer and document set must still be checked individually.

Option 1
Procedure with power of attorney in Bulgaria
Purchasing through a power of attorney is particularly convenient for buyers who cannot stay in Bulgaria for the entire process or cannot travel again for the notary appointment. A Bulgarian lawyer can complete the required steps on your behalf.
Issuing the power of attorney
You grant a notarised power of attorney to a Bulgarian lawyer. It can be issued in Bulgaria or in your home country, translated into Bulgarian and notarised.
Property verification
The lawyer checks ownership, encumbrances, mortgages, building status, permits and other relevant legal details.
Contract preparation
The lawyer drafts or reviews the preliminary contract and the final purchase agreement.
Bank account if necessary
If the payment should be processed from Bulgaria, a bank account can be opened in your name if required.
Payment of the purchase price
The purchase price is usually transferred by bank transfer to the seller or deposited in a lawyer’s escrow account if agreed.
Notarisation
The lawyer attends the notary appointment on your behalf and signs the purchase documents.
Land Registry entry
After notarisation, the ownership transfer is registered in the Bulgarian Land Registry.
Handover and follow-up

Procedure without power of attorney in Bulgaria
If you prefer to complete the purchase personally, you must be present in Bulgaria to sign the necessary documents and attend the notary appointment.
Personal presence on site
You are present in Bulgaria and personally sign the required documents and contracts.
Property verification
You, your representative, a lawyer or an experienced agent checks the property legally and technically.
Preliminary contract
If required, a preliminary contract defines the price, payment terms, deadlines and obligations of both parties.
Bank account
A Bulgarian bank account can be opened if the purchase price should be paid from within Bulgaria.
Payment
The purchase price is transferred directly to the seller, their representative or according to the contract.
Notary appointment
You attend the notary appointment personally. The notary checks the documents, and the purchase agreement is signed.
Registration
After notarisation, the notary or authorised person organises the registration in the Land Registry.
Key handover
After completion and payment confirmation, the handover of keys and practical steps are organised.
Important notes for Bulgaria
Legal security, payment and purchase costs
A legal check of the property is always recommended. This helps avoid future problems such as undisclosed mortgages, ownership disputes, missing permits or unclear documentation.
In addition to the purchase price, buyers in Bulgaria should calculate additional costs such as notary fees, Land Registry fees, local taxes, translations, legal fees and administrative costs. These costs are typically around 3–5% of the purchase price.
The purchase price is generally paid by bank transfer to ensure transparency and traceability.
Georgia / Batumi
Purchase completion in Georgia is usually simpler — but still requires checks
In Georgia, especially in Batumi, the property purchase process is usually faster and simpler than in Bulgaria. Registration and formal handling are generally much cheaper than the Bulgarian 3–5% purchase cost range.
As a practical orientation, buyers should often expect formal registration and handling costs of around 150 USD. Normally, there is no comparable transfer tax, high notary cost or similar state purchase charge as in many EU countries. However, every project, seller, developer and contract must be checked individually.
For new-build projects in Batumi, special attention should be paid to the developer, construction stage, payment plan, completion date, management conditions, rental model and property registration.
Bulgaria vs. Georgia
Different countries, different procedures
Bulgaria and Georgia should not be treated the same. Both markets can be interesting for buyers and investors, but the legal procedure, registration process, purchase costs, payment terms and project risks are different.
Bulgaria
Usually: reservation, deposit, document check, preliminary contract, notary appointment and Land Registry registration.
Typical additional purchase costs are around 3–5% of the purchase price.
Georgia / Batumi
